Not every tiling problem requires a full retile. In many cases — cracked tiles, hollow tiles, deteriorated grout, damaged silicone, stained natural stone — targeted repair and restoration can resolve the issue completely at a fraction of the cost of starting over.
But knowing when repair is the right answer, and when a full retile is genuinely necessary, requires honest expert assessment. We've seen too many Brisbane homeowners spend money on partial repairs that fail within months because the underlying cause wasn't addressed — and we've also seen homeowners commit to expensive full retiles that weren't needed.
At Brisbane Tiling Service, tile repair and restoration is a service we've offered for over 40 years across South East Queensland. This guide covers the most common tile problems Brisbane homeowners face, when repair is the right solution, when it isn't, and what the repair process actually involves.
The Most Common Tile Problems in Brisbane Homes
Cracked Tiles
Cracked tiles are one of the most common tile problems we're called to assess across Brisbane. A crack in a tile can range from a minor cosmetic issue to a symptom of a serious structural or waterproofing problem — and telling the difference is critical before deciding on a repair approach.
Causes of cracked tiles in Brisbane homes:
Impact damage — the most straightforward cause. A heavy object dropped on a tile, a sharp blow from a tool, or impact during construction or moving. The crack is localised to the impact point and the surrounding tiles are unaffected. This is the most repairable scenario — the damaged tile can often be replaced without disturbing the rest of the installation.
Missing or failed movement joints — when tiles are laid without adequate expansion joints, thermal movement causes stress to build within the tile field. This stress eventually releases as cracks — typically diagonal cracks from corners, or cracks along grout lines. This is an extremely common problem in Brisbane where temperature variation drives significant expansion and contraction in tiled surfaces. Repairing individual cracks without addressing the missing movement joints will result in further cracking.
Subfloor movement or deflection — if the floor structure beneath a tiled floor flexes under load, the rigid tile and adhesive system cannot accommodate the movement and cracks result. This is a structural issue that must be addressed before any tile repair or replacement will hold long-term.
Adhesive failure and hollow tiles cracking — when a tile is not fully bonded (hollow underneath), it lacks the support of the substrate and cracks under normal load. Replacing the cracked tile without addressing the hollow bedding beneath will result in the new tile cracking too.
Settlement cracks — new homes and additions experience some degree of settlement in the first few years. If settlement is significant or uneven, tiles crack along the settlement lines. In most cases these cracks stabilise once settlement is complete and targeted tile replacement is then appropriate.
Hollow Tiles
Hollow tiles — tiles that produce a dull, drum-like sound when tapped — are one of the most concerning tile problems because they indicate the tile has debonded from the substrate. A hollow tile has no support beneath it and will crack under load. In wet areas, it also creates a pathway for water to migrate behind the tile and into the wall or floor structure.
Causes of hollow tiles:
Insufficient adhesive coverage during installation (the most common cause — adhesive applied only to the substrate without back-buttering the tile)
Wrong adhesive specified for the tile type or substrate
Movement in the substrate after installation causing adhesive bond failure
Moisture getting behind tiles and breaking down the adhesive bond over time
Tiles laid over a contaminated or poorly prepared substrate
Why hollow tiles matter: Beyond the cracking risk, hollow tiles in wet areas are a serious waterproofing concern. Water migrates behind the hollow tile and into the substrate, leading to mould growth, structural damage, and eventually widespread tile failure. In shower areas particularly, hollow tiles should never be ignored.
Cracked, Stained or Deteriorated Grout
Grout is not permanent — it has a lifespan, and in Brisbane's humid climate it deteriorates faster than in drier environments. Common grout problems include:
Cracking grout — particularly at internal corners (wall-to-floor junctions, wall-to-wall corners). This is almost always caused by grout being used where silicone should have been applied. Movement at these junctions causes rigid grout to crack within months. The fix is to remove the cracked grout and replace with flexible silicone sealant.
Stained grout — light-coloured grout in kitchen and bathroom floors absorbs stains over time, particularly from cooking oils, cleaning products, and soap residue. In many cases, professional grout cleaning and resealing restores the original colour. In severe cases, regrout is the solution.
Mouldy grout — a very common Brisbane bathroom problem. Black mould growing in grout lines is not just unsightly — it indicates moisture is penetrating the grout and potentially getting behind tiles. Regular cleaning with appropriate mould-killing products treats the surface, but recurring mould suggests a deeper moisture issue worth investigating.
Crumbling grout — grout that is physically breaking down and falling out of joints. Often caused by using the wrong grout product, incorrect mixing, or premature water exposure during curing. Regrout of affected areas is required.
Failed or Deteriorated Silicone
Silicone sealant at bathroom junctions — where the wall meets the floor, around shower screens, around bath edges, and around taps and fixtures — has a lifespan of approximately 5–10 years depending on quality and conditions. When silicone fails, it cracks, peels away from the surface, or develops mould that can't be cleaned away.
Failed silicone is one of the most common causes of water damage in Brisbane bathrooms. Water tracks through the failed joint and into the wall or floor structure — often causing damage that isn't discovered until it's extensive.
Silicone replacement is one of our most frequently requested repair services — it's relatively straightforward, cost-effective, and prevents serious water damage when addressed promptly.
Damaged Pool Tiles
Brisbane pools are subject to demanding conditions — pool chemicals, UV exposure, constant wet-dry cycling — and pool tile damage is common. Cracked tiles, hollow tiles falling into the pool, faded or stained waterline tiles, and deteriorated grout are all regular repair requests.
Pool tile repair ranges from replacing individual cracked tiles to regrouting the full pool interior to a partial retile of the waterline feature band. We assess each pool repair situation on its merits and recommend the most cost-effective approach.
Stained or Damaged Natural Stone
Natural stone tiles — travertine, marble, granite, sandstone — require periodic maintenance and are susceptible to specific damage types that ceramic and porcelain tiles are not. Common natural stone problems in Brisbane homes include:
Etching — dull marks or patches on polished marble or limestone caused by contact with acidic substances (wine, citrus, vinegar, some cleaning products). Etching damages the polished surface and cannot be cleaned away — it requires professional grinding and repolishing to restore.
Staining — natural stone absorbs stains through its porous surface when not properly sealed. Oil stains, rust stains, organic stains from leaves and garden material on outdoor stone all require specific poultice treatments depending on stain type.
Efflorescence — white powdery deposits on the surface of natural stone caused by mineral salts migrating through the stone from the adhesive or substrate beneath. Usually indicates moisture penetration. Surface cleaning removes the deposits but the moisture source must be identified and addressed.
Hollow and cracked tiles — natural stone tiles hollow and crack for the same reasons as ceramic and porcelain — adhesive failure, subfloor movement, missing movement joints — but the repair requires additional care due to the weight and brittleness of natural stone.
When Repair Is the Right Answer
Targeted tile repair is appropriate when:
✅ Damage is localised — only a few tiles are affected and surrounding tiles are sound and well-bonded ✅ The cause of damage is identifiable and addressable — impact damage, localised adhesive failure, or a specific movement joint issue ✅ Matching tiles are available — either from leftover stock from the original installation or from a supplier who can match the original ✅ The underlying substrate and waterproofing are sound — no moisture penetration, no structural issues ✅ The overall installation is in good condition — repairing a few tiles in an otherwise well-installed floor or wall is absolutely worthwhile
When Full Retile or Rebuild Is Necessary
Repair is not always the right answer. A full retile or rebuild is necessary when:
🚫 Widespread hollow tiles — if a significant percentage of tiles across a floor or wall are hollow, the adhesive has failed broadly. Replacing individual tiles won't solve the underlying problem and each new tile will likely hollow and fail too.
🚫 Failed waterproofing — if water has penetrated behind bathroom or shower tiles and reached the substrate, the full shower or wet area must be demolished, dried out, rewaterproofed, and retiled. Partial repairs over failed waterproofing always fail.
🚫 Structural subfloor issues — if the cause of cracking is subfloor deflection or structural movement, the structure must be repaired before any tile work. Tiling over an unresolved structural problem produces the same result every time.
🚫 Matching tiles unavailable — if the original tile has been discontinued and a close-enough match can't be found, a repair that's visually obvious may be worse than a fresh retile in a coordinated new tile.
🚫 Widespread grout failure — if grout is failing throughout an installation rather than in isolated areas, full regrout of the area is more cost-effective than spot repairs.
We'll always give you an honest assessment of whether repair or retile is the right answer for your situation — and we'll never recommend a full retile if targeted repairs will genuinely resolve the problem.
Our Tile Repair & Restoration Services
Individual Tile Replacement
Replacing cracked, chipped, or damaged tiles with matching or complementary tiles. This requires careful removal of the damaged tile without disturbing adjacent tiles — a job that demands the right tools and technique. A cold chisel and hammer approach risks cracking surrounding tiles. We use angle grinders to cut adhesive bonds and oscillating tools to carefully remove grout before tile extraction.
Hollow Tile Re-Bonding & Replacement
Hollow tiles that haven't yet cracked can sometimes be re-bonded using specialised injection adhesive — a technique where the hollow area is filled with epoxy resin injected through small drill holes in the grout lines. This works well when the hollow is caused by adhesive shrinkage rather than substrate movement, and when the tile itself is undamaged.
Where re-bonding isn't appropriate, hollow tiles are removed and replaced with correct full-coverage adhesive application.
Regrouting
Full or partial regrouting — removing deteriorated grout and replacing with fresh product — transforms the appearance of a tiled surface and restores its waterproofing performance. Regrouting involves:
Removing existing grout to a sufficient depth using an oscillating multi-tool with grout removal blade — without damaging the tile edges
Thoroughly cleaning the open joints to remove all dust, adhesive residue, and contamination
Applying new grout in the correct specification for the application
Cleaning grout haze from tile faces before curing
Sealing grout lines where appropriate
Regrouting can completely transform a tired bathroom or floor — the visual difference between fresh crisp grout and old stained deteriorated grout is dramatic.
Silicone Replacement
Removing failed silicone at all bathroom and wet area junctions and replacing with fresh, correctly specified flexible silicone sealant. This is one of the most cost-effective repair services we offer and one of the most important for preventing water damage in Brisbane homes.
Old silicone must be fully removed — cutting, scraping, and chemical softening — before new silicone is applied. Applying new silicone over old failed silicone does not work and will fail rapidly.
Natural Stone Cleaning, Sealing & Restoration
Professional cleaning of stained natural stone using appropriate stone-safe cleaning products and poultice treatments for specific stain types. Resealing of natural stone tiles with appropriate penetrating sealer. Grinding and repolishing of etched marble and limestone surfaces to restore original polish.
Pool Tile Repair & Regrouting
Individual pool tile replacement, pool waterline tile restoration, and pool regrouting using pool-grade epoxy grout. Pool repairs typically require draining the pool or working section by section with appropriate drying time before adhesive and grout are applied.
Grout Cleaning & Colour Sealing
For grout that is structurally sound but heavily stained, professional steam cleaning and high-pressure grout cleaning can often restore the original colour without the disruption of full regrouting. Grout colour sealing — applying a penetrating colour sealant to cleaned grout — locks in a fresh appearance and significantly improves stain resistance going forward.
What to Do if You Spot Tile Damage
If you notice cracked tiles, hollow tiles, deteriorated grout, or failed silicone in your Brisbane home — don't wait. Small tile problems become large, expensive ones quickly, particularly in wet areas where moisture penetration is ongoing.
Here's our advice:
In wet areas (bathrooms, showers, pool surrounds) — treat any tile damage as potentially urgent. Water penetrating through damaged tiles or failed grout and silicone causes structural damage that grows rapidly. Get an assessment promptly.
On dry floors and feature walls — less urgent but worth addressing before damage spreads or the damaged tile becomes a safety hazard.
In outdoor areas — cracked or hollow outdoor tiles are a trip and slip hazard. Address promptly, particularly on pool surrounds and external steps.
Frequently Asked Questions
Can you match my existing tiles for a repair? We always try — and succeed in many cases. If you have leftover tiles from the original installation, that's ideal. If not, we'll work with tile suppliers to find the closest match. For older or discontinued tiles, an exact match may not be available. We'll tell you honestly what's achievable and whether a repair will be visually acceptable before any work begins.
How do I know if my tiles are hollow? Tap them with your knuckle or a small coin. A solid, dense sound indicates good bonding. A dull, drum-like hollow sound indicates debonding. Walk the entire floor systematically — hollow tiles often occur in patches rather than uniformly.
Can cracked grout let water into my walls? Yes — particularly cracked grout at internal corners (wall-to-floor and wall-to-wall junctions in showers). These are high-movement locations where grout cracks quickly and water tracks through the crack into the substrate behind. Cracked corner grout in a shower should be addressed promptly.
How long does tile repair take? Individual tile replacement typically takes half a day to a full day including adhesive cure time. Regrouting a standard bathroom takes 1–2 days. Silicone replacement for a full bathroom takes a few hours. We'll give you a specific timeline when we assess your job.
Is tile repair cheaper than retiling? For localised damage — yes, significantly. For widespread problems — not necessarily. If a large proportion of tiles need replacing, or if the underlying cause requires full demolition and waterproofing, a full retile may be more cost-effective in the long run than multiple rounds of partial repair. We'll always recommend the most cost-effective approach for your specific situation.
Do you repair pool tiles? Yes — we repair cracked pool tiles, replace hollow or fallen pool tiles, regrout pool interiors using pool-grade epoxy grout, and restore waterline tile features. Pool repairs require draining or partially draining the pool and appropriate drying time before adhesive products are applied.
